Serviced accommodation direct booking gets pitched as an obvious win: skip Airbnb, skip the fees, keep more of the nightly rate. That's broadly true, but the maths is more specific than "no service fee". If you run serviced accommodation and you're weighing up a direct booking site against staying listed on Airbnb, here's what actually moves the price, and what doesn't.

Airbnb charges hosts a service fee, usually around 3%, and charges guests a separate fee on top that's typically 14-16% of the booking. Booking.com works differently, taking commission straight from the host, usually 15-18%. Either way, that money comes out of a stay that would otherwise be pure margin for you.

A direct booking site removes both sides of that. There's no platform fee on the way in and no guest-facing fee inflating the price they see, which means one of two things happens: you keep more per booking at the same nightly rate, or you can genuinely price a few pounds lower than your Airbnb listing and still come out ahead.   • Upsell room. A direct checkout is yours to design, so a hot tub add-on, early check-in or welcome hamper can sit right in the booking flow rather than needing a separate message after the fact.
  • Time cost. Airbnb brings you footfall for free. A direct site brings you nothing until people can find it, which means budget for search visibility, a Google Business Profile, or paid ads to fill the gap Airbnb used to cover.

For a single property doing occasional bookings, Airbnb's built-in audience can still work out cheaper overall once you account for the marketing effort of standing alone. For anyone running two or more properties, or anyone with a returning guest base worth capturing, the fee saving usually wins outright.

🌐 What a direct booking site needs to do the job

A direct booking site that's actually going to convert needs to do the things Airbnb does for you automatically, on its own:

  • Real availability, not a contact form. If guests have to email and wait for a reply, most will book elsewhere while they wait. A live calendar synced to your other channels avoids double bookings and matches the instant-book experience they're used to.
  • Trust signals up front. Photos that match reality, clear house rules, a phone number, and reviews pulled in from Airbnb or Google rather than hidden behind a login.
  • Transparent pricing at every step. No fee that appears at checkout. If the whole pitch is "no hidden charges", the site has to prove it, not just claim it.
  • A fast route to enquire for anything non-standard. Group bookings, longer stays, or business travel enquiries rarely fit a rigid calendar and need a proper contact route that gets answered same day.

None of this needs to be complicated or expensive to build properly. A clear booking page, a gallery that does justice to the property and a working calendar integration is a solid site for one or two properties, and it's the kind of build that fits comfortably within a fixed-price site (from £395, with individual pages at £25 if you need more than the essentials) rather than a bespoke platform project.

The part that gets skipped is upkeep. Prices change with the season, house rules get updated, new photos need adding after a refurbishment.
